REZ is a passive real estate equity ETF designed to track the FTSE Nareit All Residential Capped Index, a market-cap-weighted basket of U.S. REITs and real estate stocks.
Despite the “Residential” name, it spreads across residential plus specialty real estate like health care and self-storage, with index rules that cap single-stock concentration (22.
5% max per name). The index is refreshed quarterly, so holdings can shift as the REIT landscape changes.
You own a bundle of U.S. real estate companies—mostly REITs—that collect rent from apartments, manufactured housing, self-storage, health care properties, and single-family rentals. Instead of buying buildings yourself, you own shares of the companies that own and operate them.
